Get Pre-Approved Before You Fall for a House

The most common mistake I see buyers make is falling in love with a house before they know what they can actually buy. It ends the same way every time: a home they can picture living in, and a budget that will not stretch to reach it.

A pre-approval fixes that. A lender looks at your income, your credit, and your debt, and puts a real number on what you can borrow. That number is your starting line. It keeps you looking at homes you can win instead of homes that will only disappoint you.

It also does something a pre-qualification does not. In a market where a good home can draw more than one offer, a seller wants to know your financing is real. A pre-approval letter, ready to attach the day you find the house, tells them you can close. An offer without one often gets passed over, even at the same price.

Get pre-approved before you start touring in earnest, not after. Rates and programs change, so talk to a lender who works in South Florida and actually answers the phone. I am glad to point you to a few who do. From there, we shop with a real budget and a strong offer in hand.

None of this replaces the local read on a specific home, which is the part I care about most. But it is the groundwork that makes everything after it possible.
