About Derek Francois
I've lived in Palm Beach County since 1984 and I've been selling real estate here since 2014 with Logan Realty Inc. My work is built around local context, straight guidance, and helping you understand what a listing alone cannot show.

Whether you’re buying, selling, comparing neighborhoods, or looking at land and development potential, I help you read the property, the street, the condition, the price, and the market around the decision.
A local read before a real estate decision.
I’m not trying to be the loudest name on a billboard. My value is in the local read. I know how Palm Beach County changes street by street, how HOA expectations shape buyer decisions, how condition affects leverage, and how pricing can look very different once the property is compared against the real market.
For buyers, that means knowing what to question before making an offer. For sellers, it means understanding the real number before going live. For landowners and investors, it means looking beyond the surface sale and thinking through location, use, access, feasibility, and buyer demand.
Forty years in Palm Beach County. Selling real estate since 2014.
My local perspective comes from decades of living in Palm Beach County, not from reading a market report from a distance. I've watched the area grow, shift, and become more competitive across neighborhoods, gated communities, inland pockets, coastal markets, and development corridors.
Since 2014, I've used that local familiarity as a real estate agent with Logan Realty Inc, helping my clients make decisions with more context and less guesswork. Start by comparing Palm Beach County neighborhoods.

What I help my clients see.
01
Price vs. actual value
A listing price does not always reflect what a property is worth. I help you compare the number against condition, location, neighborhood demand, and real buyer behavior.
02
Street-by-street differences
Palm Beach County can change quickly from one street, village, or community entrance to the next. I help you understand those differences before you commit.
03
Condition and inspection concerns
Photos can hide deferred maintenance, insurance issues, roof concerns, aging systems, and other problems that affect the real decision. I point them out before they cost you.
04
Neighborhood fit
HOAs, traffic patterns, schools, amenities, lifestyle, and resale all matter. I help you think beyond the house itself.
05
Land and development potential
For landowners, builders, and investors, I help frame the early conversation around use, access, location, feasibility, and buyer demand.
06
One person who reads the entire board
Buying, selling, comparing neighborhoods, or weighing what a piece of land could become, you don’t need a different expert at every turn. I stay with you through every stage of the process, from the first question to the closing table and after.
Real local proof in Winston Trails.
Winston Trails is the clearest example of my local record, and it's also where I live. My closed sales there give you a real reference point for how homes, villages, features, and pricing compare inside the same larger community.

Why the name Derek Sells Dirt is literal.
Beyond traditional residential deals, I also work land and development conversations. Some properties are valuable because of the home. Others are valuable because of the dirt, the location, the access, the parcel, or what the right buyer may see in the site.
I help landowners, investors, and builders think through the early questions before assuming a straight sale is the only option.
The relationship does not end after the showing.
My approach is straightforward. Answer the phone. Know the neighborhood. Tell the truth. Stay involved after the showing, the offer, and the closing. Real estate decisions carry weight, and my job is to help you move with better information. To me, family is everything, and every client is like family.
“I don't disappear after the showing.”
