How a Buyer's Agent Actually Gets Paid

Buyers used to assume the agent on their side was simply free. The truth was always more specific than that, and as of 2024 the process is more transparent than it has ever been.

Today, before I show you homes, we sign a written buyer representation agreement. It spells out what I do for you and how my work is paid, in a number we agree on up front. Commissions are not set by any rule and never have been. They are negotiable, and now they are written down where you can see them before you commit to anything.

How that fee gets covered varies by deal. In many transactions the seller still offers to cover buyer-side compensation, and we confirm that in writing early. When they do not, we know it going in and factor it into the offer and your costs, rather than discovering it at the closing table. Either way, you will understand every line before you sign it.

What you are paying for is the part that protects you: someone who reads the street and the condition, who spots the red flags before you are attached, who negotiates from local knowledge, and who tells you the truth about a home even when the truth costs a sale. That is the job.

If anything about how representation is paid is unclear, ask me before you sign. Clear is the whole point.
