Boca Raton
Gated west, walkable east, premium throughout.
Boca Raton anchors the southern end of Palm Beach County, with Atlantic beaches and parks on its east side and a run of large gated communities west of the turnpike. The east-west split is the first decision most buyers face here: walkable neighborhoods near Mizner Park and the beach, or newer gated space out west. Florida Atlantic University and a deep employment base keep demand steady at both ends.

I'm still writing up my full notes on this area. Reach out and I'll give you the straight read: what's good, what to watch for, and what you're really deciding between.
